House Rules and Conditions of Stay
Please read these rules carefully before your arrival. They protect our guests, our property, our neighbours and the Business Centre.

Welcome to Ramskir Apartment

Ramskir Apartment forms part of a professionally managed Business Centre in a quiet residential area of Doncaster. The accommodation is intended for registered short-term guests who respect the property, neighbouring residents and the safety requirements of the Business Centre.

These House Rules form part of your booking conditions. By making a booking, completing guest verification, entering the property or allowing any member of your group to enter, you agree to comply with these rules.

The person who made the reservation is responsible for ensuring that every member of the group understands and follows the House Rules.

Important: Access Is Subject to Verification

Access instructions will only be issued after all required guest information and identification documents have been received and verified, the House Rules have been accepted, and the property has been cleaned, inspected and confirmed ready for occupation.

1. Mandatory Guest Registration and Identity Verification

Ramskir Apartment is not anonymous accommodation.

Before access details can be issued, the following information must be provided through the booking platform or another method approved by the management:

  • The full name of every person entering or staying at the property, including children.
  • The exact total number of guests.
  • A clear photograph of a valid passport, driving licence or national identity card belonging to the reservation holder.
  • A clear photograph of valid identification for every guest aged 16 or over.
  • If the reservation holder will not personally stay, the lead guest’s full name, direct telephone number and valid photo identification.

The number and identity of the arriving guests must correspond with the confirmed reservation.

Access details will only be issued after:

  1. All requested guest information and identification documents have been received and verified.
  2. The House Rules have been accepted.
  3. The property has been cleaned, inspected and confirmed ready for occupation.

Failure or refusal to complete verification may result in access being withheld or the reservation being declined or cancelled in accordance with the booking platform’s applicable terms.

2. Responsibility of the Reservation Holder

Before receiving the access details, the reservation holder must confirm the following statement:

“I have read and accepted the House Rules. I accept full responsibility for any loss, damage, additional cleaning, rule violation or other cost caused by me or any member of my group during our stay.”

The reservation holder remains responsible even if they do not personally stay at the property.

Responsibility includes the conduct of every person connected with the booking and any unauthorised person admitted to the premises.

3. Registered Guests Only – No Visitors

Only guests whose names have been provided in advance, verified where required and included in the confirmed reservation may enter the property or its private grounds.

Visitors are not permitted under any circumstances.

This includes:

  • Friends, relatives, acquaintances and colleagues.
  • Locally based contacts.
  • Persons attending social gatherings.
  • Anyone visiting for only a few minutes.
  • Anyone who does not intend to stay overnight.

Food-delivery drivers and authorised service personnel may deliver to the entrance but may not enter the accommodation.

The maximum permitted occupancy is five people. Beds, bedding and towels are provided only for the number of guests shown on the confirmed reservation.

An unauthorised person crossing the entrance or entering the property constitutes a serious breach. A charge of £80 per unauthorised person per day may be applied.

The £80 charge is a breach charge. It does not grant permission for an unauthorised person to enter or remain at the property.

Management may require unauthorised persons to leave immediately and may involve the booking platform, security service or police where appropriate. Serious or repeated breaches may result in termination of the stay without refund.

4. Check-in and Check-out

The apartment operates on a self-check-in basis and does not have a permanent reception.

Access instructions and codes are not issued automatically at a fixed time. They are sent only after verification has been completed and the cleaning, maintenance and safety inspection has finished.

Early check-in or late check-out is available only when approved in writing. Where available, additional time may be purchased for £10 per hour.

Remaining after 10:00 AM without written permission may delay cleaning and the next guest’s arrival and may result in additional charges.

5. Keys, Access Cards and Security Codes

Access codes, keys and access cards are provided exclusively for registered guests. They must not be:

  • Shared with another person.
  • Photographed, published or disclosed.
  • Copied or removed from the property.
  • Detached from a security cable or retaining device.
  • Left anywhere other than the designated location.

Guests must close and lock all entrance doors and gates whenever leaving the property and during the night.

Lost, removed, copied or damaged keys, access cards, locks, key safes or security devices may be charged to the reservation holder, including replacement, locksmith and security call-out costs.

6. CCTV and Property Security

For the protection of guests, staff, neighbours, vehicles and property, entrances and external areas are monitored by security cameras.

There are no cameras inside the private living or sleeping areas of the apartment.

Exterior cameras may record entrances, gardens, parking areas, access routes and other external or shared areas. Recordings may be reviewed when investigating:

  • Unauthorised entry or discrepancies in guest numbers.
  • Damage, theft, fire or safety incidents.
  • Interference with security equipment.
  • Antisocial behaviour or neighbour complaints.
  • Suspected breaches of the House Rules.

Recordings may be supplied to booking platforms, insurers, security providers, legal representatives or relevant authorities where reasonably necessary and legally permitted.

Cameras, doorbells, alarms, sensors, cables, routers, Wi-Fi equipment, locks and other security devices must not be covered, moved, switched off, disconnected, damaged, obstructed or interfered with.

7. No Parties, Events or Gatherings

Parties, events, meetings, celebrations and gatherings are not permitted.

The property must not be used for commercial events, unauthorised filming, unlawful activity, adult services or any purpose other than accommodation for the registered guests.

Shouting, loud music and disruptive behaviour are prohibited inside the property, in the garden, parking area and on the street.

Quiet hours: 10:00 PM – 9:00 AM

8. Fire Safety and Open Flames

The following are strictly prohibited inside the property and in all gardens and external areas:

  • BBQs, bonfires and fire pits.
  • Pizza ovens and cauldrons.
  • Candles and incense.
  • Fireworks.
  • Portable gas burners.
  • Any other activity involving an open flame.

Smoke detectors, alarms, fire extinguishers and other fire-safety equipment must not be covered, moved, switched off or tampered with.

The kitchen is intended for reheating food and preparing simple meals using the permitted appliances provided.

In an emergency, leave the building immediately, call 999 and then notify the management. A breach of the fire-safety rules may result in immediate termination of the stay and security or police attendance.

9. Smoking, Vaping and Prohibited Substances

Smoking and vaping are not permitted anywhere inside the apartment, including bedrooms, corridors, the kitchen, bathroom and toilet.

Smoking is permitted only in the designated outdoor area. Cigarette ends must be fully extinguished and placed in the ashtray provided.

Illegal drugs, weapons, explosives, toxic substances, radioactive materials and other dangerous or prohibited items must not be brought onto the premises.

10. Care of the Property

Furniture and equipment must be used only for their intended purpose. Without prior written permission, guests must not:

  • Move or rearrange furniture.
  • Remove beds or mattresses from their rooms.
  • Sleep on floors or in areas not intended for sleeping.
  • Drill into walls, doors, floors or furniture.
  • Use nails, screws, hooks, adhesive strips or strong adhesive tape.
  • Install decorations, shades, tents, canopies or garden structures.
  • Alter, dismantle or repair any part of the property.
  • Interfere with the boiler, plumbing, electrical or security systems.
  • Remove any item belonging to the apartment.

Any defect, breakage or damage must be reported immediately. The reservation holder is responsible for reasonable repair, replacement, labour, call-out, additional cleaning and confirmed loss-of-booking costs.

11. Cleaning and Departure

Before departure, guests must:

  • Place used glasses, plates, cutlery and cookware in the dishwasher.
  • Dispose of rubbish in the appropriate bins.
  • Remove personal food from the refrigerator.
  • Leave used towels in the designated location.
  • Close all doors and windows.
  • Return all keys and access cards as instructed.

An additional cleaning charge of £120 may be applied where specialist or excessive cleaning is required, including cleaning caused by vomit, blood, urine, faeces, food, alcohol, sugary drinks, chewing gum, mud, oil, chemicals, smoke, burns or adhesive residue.

Additional cleaning or a change of bed linen during a stay may be requested for £50, subject to availability.

12. Kitchen and Appliances
  • Do not place metal or aluminium foil in the microwave.
  • Use the microwave cover provided.
  • Do not leave appliances unattended while in use.
  • Do not use appliances for any unintended purpose.
  • Place used dishes and kitchenware in the dishwasher.
  • Do not touch, reset or adjust the boiler.

If the heating or hot water is unsuitable, or you are unsure how to use an appliance, contact management before attempting any adjustment.

13. Children and Pets

Children must be supervised by a responsible adult at all times and must never be left alone in the apartment, garden, parking area or near stairs, gates, appliances or security equipment.

Pets are permitted only when declared in advance and accepted as part of the booking. A maximum of three pets is permitted, with each animal weighing no more than 15 kg unless otherwise agreed in writing.

The applicable “Welcome to Puppies” package must be purchased for each pet.

The reservation holder is responsible for all damage, contamination, additional cleaning, noise or disturbance caused by children or pets in their group.

14. Garden and Parking

Garden furniture may be used in suitable weather. Towels, dishes, cutting boards, bedding and other indoor items must not be left outside.

Tents, shades, gazebos, canopies and other temporary or permanent structures must not be installed in the garden.

One parking space is normally provided next to the property. Guests must park only in the allocated area and must not obstruct neighbours, entrances, gates, pavements or access routes.

Additional parking must be requested in advance and is not guaranteed unless confirmed in writing. Vehicles and their contents remain at the owner’s risk.

15. Waste and Recycling
  • Black bin: general non-recyclable waste.
  • Blue bin: paper, cardboard, cans and recyclable plastic.
  • Green box: glass bottles and jars without their lids.

Waste must not be left in the garden, parking area, corridors or outside the designated bins.

16. Mail, Parcels and Use of the Address

The apartment address must not be used as a residential, business, banking, vehicle-registration, immigration or official correspondence address.

Government, council, bank, insurance, DVLA, immigration or similar official mail must not be sent to the property.

Private mail or parcels may be accepted only with prior written approval. The handling charge is £5 per day for the entire duration of the booking. Food deliveries may be made to the entrance without this charge.

17. Personal Belongings

Guests are responsible for their belongings and should check every room carefully before departure.

Items found after departure may be retained only for a limited period. Collection or postage must be arranged and paid for by the guest. Items that cannot reasonably be stored may be disposed of.

Guests must not remove equipment, keys, access cards, towels, bedding, decorations or any other property belonging to the apartment.

18. Management Access and Emergencies

Management respects the privacy of guests. However, authorised personnel may enter without prior notice where reasonably necessary to respond to:

  • Fire, flooding or another emergency.
  • Suspected danger to a person or the property.
  • Activation or interference with safety or security equipment.
  • A serious breach of the House Rules.
  • Urgent repairs required to prevent further damage.

For non-emergency maintenance during an occupied stay, reasonable notice will normally be provided.

19. Breaches of the House Rules

Depending on the seriousness of a breach, management may:

  • Issue a warning.
  • Require an unauthorised person to leave.
  • Request assistance from the security service.
  • Report the matter to the booking platform.
  • Contact the police or emergency services.
  • Terminate the stay and require all occupants to leave.
  • Recover reasonable cleaning, repair, replacement and security costs.
  • Refuse future reservations.

Violence, threats, criminal activity, deliberate property damage, unauthorised persons, interference with CCTV or security systems and fire-related breaches may result in immediate action without a prior warning.

Termination of a stay because of a serious or deliberate breach does not automatically entitle the guest to a refund.
