The Ramskir Apartment is located in a quiet area, providing a small excellent opportunity for a family of five to relax. The apartment is equipped with all the means to make you feel at home: Parking for 5 cars, fully equipped kitchen, fully equipped bathroom, 1 toilet, 3 good size rooms, TV in each room,  pet friendly environment, WIFI, Netflix .

Our basic gifts: Tea, Coffee, Popcorn, Mineral water.

We try to keep the received opinion as high as possible, to provide a higher standard of accommodation and relaxation for our esteemed guests. To do this, please review the information below:

 

 

Please read the house rules to get to know
the operation and use of the apartment!

 

 

The apartment is primarily intended for short-term accommodation for traveling guests.

Minimum booking time: 1 night but can be booked for up to 365 days.

 

 

 

Parking:

Parking by the house! Please do not park elsewhere on the street as neighbours may speak for it. Basically, we provide parking for 1 car next to the house. If you arrive with more than one car and need more parking spaces, please let us know and our colleagues will free up more parking spaces for our esteemed guests.

 

Check in / Check out:

As the apartment does not have a permanent reception, check-in is done independently.

The apartment is equipped with an intelligent door lock.
On the side of the mailbox next to the front door, you will find a number combination key safe, it contains the key.
We will send you the code by three o’clock in the afternoon on the day of arrival.
(Attention! Please do not say the code out loud, because then anyone can use the door while you are here. Thanks)
So, Please hold the key above the door handle (put it on the black plastic)
wait for 3 second (Count down from 3 – 2 – 1 – It’s OK)
until the green light goes out.
Then push the handle down and you can enter the door.

Access: Please do not worry, the front door opens a little hard due to the automatic door puller. According to the “door instructions” you received in the email, or by touching the card you received to the top of the handle, when the lock turns green, the door will open. If nothing happens, then touch your finger to the top black plastic of the lock until the blue indicator light appears. The lock will then “wake up” and the door will open again with the card you receive.

Exit: On the inside of the door, turn the knob under the lock to the right and the door will open.

Closing the door: Simply pull the handle up to impact.

 

 

Please return the access card you received at the front door to the kitchen table when you leave.

We kindly request that you remember this residence is a place of hospitality and care. While it may feel like a home away from home, it is imperative to maintain a courteous demeanor throughout your stay.

Upon entering the premises, your actions contribute to the harmonious environment we strive to create here.

We are delighted to offer you a comforting place to rest for the duration of your booking. Our commitment extends to this provision.

This apartment has been meticulously prepared for your arrival. Our aim is to provide an environment where you can feel at ease and truly enjoy your time with us. In return, we appreciate your reciprocal consideration and respect for our efforts.

We kindly ask that you take care of the surroundings and be mindful of your conduct at all times.

In the unlikely event that prohibited materials are introduced into the property, or there are instances of inappropriate behaviour such as defacing walls or indecent exposure to surveillance equipment, we will have no choice but to take action. This could result in immediate eviction, notification to law enforcement, reporting the incident to the booking platform if applicable, and potential inclusion on a list that would preclude future bookings at our properties.

Our expectation is that guests will show the same level of care and respect for our space as we have endeavored to demonstrate in preparing it for your comfort. We deeply appreciate your understanding and cooperation.

Arrival: From 15.00 PM on the day of check-in

Departure: Until 10:00 AM on the day of check-out

Scheduled maintenance: 10.00 AM – 15.00 PM

 

If you request an earlier check-in and / or a later check-out, please note that

between 10.00 AM and 15.00 PM the management, engineers, maintenance staff and / or cleaning staff will arrive to carry out the scheduled tasks, which unfortunately we cannot change afterwards. Thank you for your understanding.

So, if we urgently need to repair some equipment by the day of their arrival, then unfortunately we have to go into the house so that we can solve the repair before the arrival of the next guest. In such cases, we need every minute.

If there is no such task at that time, you can buy extra hours for a fee of 10 pounds per hour.

If you still want to stay with us longer, you can buy the extra hour on our shop, the in our website.

 

Silent time: The apartment is located in a residential and recreational area,

so please refrain from loud activities from 10.00 PM – 09.00 AM.

 

 

The following facilities are available in the apartment:

Ground floor: parking space for up to 1 cars next to the house! Please do not disturb your neighbours by parking your car elsewhere! (Please let us know if you need more, thank you) Front Garden, Kitchen, Hallway.

Upstairs: Room 1(single bed), Room 2 (double bed), Hallway, fully equipped bathroom, and large room 3. (Super King size bed)

 

 

Please note that strangers are not allowed in the apartment! Only guests included in the booking can stay at the property! You cannot have a party or event. Visiting relatives, acquaintances and friends is also considered an event. Each additional guest who crosses the doorstep will has to pay an extra charge of £ 80 / person / day.

 

Animals are allowed!

Pets are permitted provided that each animal weighs no more than 15 kg and a maximum of 3 pets are brought. However, this option is only available if the “Welcome to puppies” package has been purchased from our webshop for each pet. This package costs 10 pounds per pet.

 

 

Kitchen:  The kitchen is fully equipped,

  • Please use the microwave for its intended purpose only, do not put metal or aluminium foil in it, and use the plastic microwave plate cover.
  • Use the lighter in the drawer to light the stove.
  • You use the oven at your own risk. In the event of burns or other damage, a first aid kit can be found in the upper cupboard.
  • The drinks in the fridge are at your disposal free of charge.
  • The dishwasher tablet is in the cupboard under the sink.
  • The baking tray is in the oven
  • Please use the dishwasher! Put the used, glasses, plates, and dishes in the dishwasher before leaving the apartment.
  • Instructions for using kitchen appliances are available on the kitchen counter.
  • Food supplier brochures are available on the kitchen counter
  • Please dispose of coffee machine inserts in the waste bin after brewing coffee.

 

Heating: Please do not touch the boiler! The heating of the house can be adjusted by remote control. If the temperature of the house is not suitable for you, please let us know on our contact details below at the end of the house rule booklet.

 

Corridor:  If you have a large travel bag, you should put the bag in under of the steps.

 

Garden: Furniture in the courtyard is available in good weather. From the courtyard, there is a small gate to the parked cars and the bins.

 

Garden/Accessories:

The accessories found and/or ordered in the apartment can be used by everyone at their own risk! Neither the owner nor the operator can be held responsible in the event of any breakdown, malfunction, or improper operation!

The rental fee will not be refunded when ordering garden accessories, in case of bad weather, or in case of missed use.

Hammock: Please bring the canvas inside after use, so that the sunbed is not soaked by rain or early morning mist! If you have children with you, never leave them alone in the garden!! Thank You.

 

BBQ-Cauldron-Pizza Oven: If you order, you must bring the fuel and meat, but we provide the fire extinguisher. Please pay extra attention to fire safety! If you have children with you, never leave them alone in the garden!! Thank You.

 

Never leave your child alone in the garden!

 

Don’t leave anything outside in the garden that you brought there or that doesn’t belong there (towels, dishes, cutting boards, slippers, etc.) Because rain, wind, early morning mist and stray animals can ruin them at night. At the evening shift change, security can signal you to bring in any items left outside.

 

 

Rooms: Upstairs are three bedrooms. Each room is fully equipped.

In room 1 there is one person, in room 2 two people, and the large bedroom 3 also allows two people to relax comfortably. The house can only accommodate 5 people properly and comfortably.

In room 2 there is a wardrobe, iron, and ironing board in the closet.

In room 3 there is a wardrobe, iron, and ironing board in the closet. Each bedroom has a hairdryer.

 

Bathroom:

In the event of insufficient hot water temperature, the “HW” button on the digital control panel below the boiler in the kitchen can be used to switch on the instant water heating.

 

Closing the courtyard and the building:
Please lock the gate and the building entrances when leaving and at night! The external doors of the building can be locked by turning the handle. Please be very careful with the keys.

 

Smoking:
Smoking is not allowed in the apartment! (Not in the kitchen, not in the rooms, not in the bathroom or the toilet, not in the corridor, etc)

Allowed: in the front garden. Please keep the smoking area tidy and discard cigarette ends in ashtray provided.

 

 

Use of equipment:

Please use the furnishings as intended!

The owner does not accept any liability for personal injury or damage to property!

Furniture may be rearranged only with the consent of the owner. The rooms will be inspected on arrival and departure, and, in the event of damage, the costs must be reimbursed by the guest based on the stock list attached. We kindly ask you not to smudge and smear insects on the walls.

 

Meal:
They should preferably take place in designated places. Kitchen, dining room.

Alternatively, if you wish to eat breakfast in the room, please use the trays, plates, cutlery, etc. in the kitchen.

 

Cleaning:

Rooms are clean and tidy when guests arrive. For stays longer than 7 days, we provide once a week room, corridor, bathroom cleaning, change of bed linen and towels.

Extra cleaning and bed linen change is available for a fee of £50.

For other requests, please contact us.

By accepting the house rules, you agree that in special cases, such as: Vomiting, blood, tea, coffee, alcoholic beverages, sugary soft drinks, chewing gum, mud, oil, chemicals or in the event of particularly large messes (e.g., on furniture and furnishings caused damage, burnt food, removing traces of adhesive tapes), we charge an extra cleaning fee.

Extra fee: £120/occasion

 

Garbage disposal, treatment:

Please note that we collect rubbish (paper, plastic – metal, green waste) separately. If the bins in your room are full, please empty them into the designated bins. (Replacement bin liners and bags are provided in the drawer under the sink.)

Bins and boxes for waste and recycling (external bins on the street)

Black bin for rubbish:  Black bin is for general rubbish and waste that cannot be recycled.

Blue bin for recycling: Blue bin is for recycling, like paper, card, cans, plastic bottles, bud not glass!

Green box for glass bottles and jars: Green box is for recycling glass bottles and jars, but not their lids!

 

CCTV:

We warmly welcome you to our self-catering apartment, designed with your utmost comfort and privacy in mind. As part of our commitment to ensuring a safe and secure environment, please be aware that the exterior of the apartment is under discreet surveillance for your protection.

Our neighboring properties also employ similar security measures, with cameras that monitor the public areas, streets, and gardens. This is a standard practice in our industry, aimed at safeguarding our guests and their belongings.

These security cameras serve multiple purposes, including deterring potential intrusions and thefts, preventing car theft, and documenting any external incidents. They also play a role in fire safety and health-related situations. Rest assured, our dedicated security team provides round-the-clock surveillance for your peace of mind.

Please note that access to these camera recordings is strictly limited to our security personnel. Recordings are only reviewed in the event of an incident and are shared with authorities only upon their official request. We adhere strictly to data protection regulations to ensure the privacy of our guests.

While we cannot disclose the specific retention period of these recordings due to security reasons, we assure you that your privacy is our top priority. There are absolutely no cameras inside the apartment, ensuring your private space remains just that – private. However, for the safety of all, cameras are installed in the front and back gardens, providing 24-hour coverage.

At the entrance door, you’ll find a bell system for your convenience. Should you wish to speak directly with our staff, simply press the bell button. If you’re expecting a food delivery, we kindly ask you to instruct the courier to knock on the door instead of ringing the bell.

It’s worth noting that the use of CCTV cameras is a common practice among service providers who prioritize the safety and security of their guests and their belongings. This includes hotels, apartments, gas stations, banks, shopping malls, restaurants, playhouses, beaches, arcades, and even fast-food outlets like McDonald’s.

We understand that the presence of cameras may cause some discomfort, and for this, we extend our sincerest apologies. We assure you that these cameras are in place for your safety, much like the cameras you might encounter in public spaces. We appreciate your understanding and cooperation in this matter.

Other:

  • All electrical appliances and devices in the apartment are for your own use and at your own risk!
  • All guests are expected to have basic knowledge of how to use the equipment! (e.g.: do not put your cat in the microwave, do not stick your finger in the socket, do not put the hairdryer in the bath, etc.) Please be aware of the above when touching any equipment! If you are not familiar with the correct use of any of the equipment, please ask for help!
  • We expect dignified behaviour from all guests. (Please do not climb over the fence if the door does not open first. Please do not vomit down the wall or extinguish the cigarette on the wall of the house or smear the apartment with your stool. Thank you!) Our guests who do not they can act as human beings, we send a message as a first warning. A second warning will exclude you from the apartment or you will have to pay a penalty. Thank you for your understanding.
  • The owner reserves the right not to accept guests who behave in a disorderly manner or who do not respect the rules of the house, or to remove them immediately from the guest house.
  • Please note that the owner and the management company cannot be held liable for any damage caused by all kind of events beyond its control (e.g., natural disasters, hail, fire, power cuts, etc.).
  • If you pull off the linen of the bedding, please put them into the washing machine.
  • If you have an addiction, get help, and leave the apartment!
  • Please do not bring prohibited materials, weapons, explosives, toxic or radioactive materials into the apartment. Failure to do so will result in exclusion, damages, and denunciation.
  • Please collect into a faeces collection bag your pet’s stools made in the immediate vicinity of the apartment and throw it in the black bin outside of the house. If your pet’s urine or faeces are emptied inside, please clean and disinfect the contaminated area immediately. You can find suitable cleaning products in the cupboard under the sink in the kitchen.
  • Do not place towels on the radiators after use but use the hangers on the doors or the towel dryer in the upstairs corridor.

 

– You cannot have a party or event.

Visiting relatives, acquaintances and friends is also considered an event.

– Please protect your neighbours by refraining from loud activities! 

(No shouting in the street or in front of the house!)

 

 

  • You may use the apartment address (except food deliverer) to receive private mail and parcels only if you give prior notice and pay the postal handling fee of £5 per day for the entire period of your stay. The price of £5 per day applies for the entire duration of the reservation. This means that if you book for 6 days, you will have to pay 6×5= 30 pounds for the letter treatments. You can receive parcels, packages, and mails at the address, but not Government, Council, Bank, Insurance, DVLA or Immigration mails! The address cannot be used as a residential address! You will pay the postal handling charge for the entire booking period and the amount cannot be split between the days when mail and parcels arrive at the address.
  • The policy also includes an inventory of the house. In the event of a breakdown, damage or breakage during the booking period, locate the item in the room from the inventory and, together with the service fee, pay the damaged or broken furniture or equipment item to the HSBC bank account number in the policy.
  • Guests are kindly requested to inform us immediately in the event of a defect or damage during the booking period, so that after the visual inspection, we have the opportunity to obtain the damaged equipment for the cleaning period and to have it repaired or replaced during the cleaning period, so that we can provide you with a proper level of rest.
  • We take no responsibility for things left here. The objects left here can be stored until 3 pm after leaving the apartment, after which they will be destroyed. Therefore, when leaving the property, please look around so as not to leave any personal items you have brought with you here. Also, make sure you don’t take away something that isn’t yours. You can come back for the items left here until 3 pm that afternoon.

 

Please take care of the apartment so that guests arriving after you can enjoy the same comfort as you did.
